Do you allow pets or smoking?  No pet. No smoking.  Smoking is not allowed in the condo or on the porch.  Due to allergies, this is enforced with up to a $500 fee if you “forget” and bring your pet or “forget” and smoke in the condo or screened porch.

 

Do you offer discounts for AAA, AARP, Clergy or Military?  No, but we offer great deals.  We have 4 rates offering the lowest rate each day verses the same nightly rate for a whole season.  We don’t charge you a cleaning fee like most owners.  We offer Instant Savings for stays 4 nights or longer saving you $4 to $22 off per night.  Finally, we give discounts for past Guests and for referrals.  Plus we provide Guests with a list of the most popular attractions with money saving tips, driving directions and more.

 

Are there any additional fees such as a cleaning fee, a deposit, sales taxes or tips?  Our rate is based on 1- 6 people.  We do not charge a cleaning fee.  We charge a $100 deposit.  The deposit is fully refundable within 14 days of departure, provided all terms are met and no damage is done.  Tax of 11.6% is added to the lodging cost but not to the deposit.  If you wish to tip your housekeeper, it is your option. 

 

When is my payment due?  Your deposit is due at time of booking. The rent is due no later than 30 days prior to arrival.  When booking is less than 30 days before arrival, the deposit and rent both are due at booking. 

 

Do you refund the deposit?  Yes, after your departure.  Please see details under Booking Procedures.    

 

What method of payment do you accept?  We prefer e checks & personal checks if it is more than 21 days before your arrival.  This helps keep our prices down by avoiding the high credit card and debit card fees. We accept Visa and Master Card. Please do not use Rewards cards if at all possible.

 

Do you have a fee for cancellations?  Yes.  Because vacation homes are harder to rent than hotels.  The fee is:   Over 30 days before arrival; $25

        22-30 days before arrival; 1/3 the rent

        15-21 days before arrival; 1/2 the rent

        14 days or less before arrival; all of the rent.

We will do our best to rerent the condo.  We do not charge you for any days we can rent.  Owner has the right to waive any portion of this policy for emergencies and dangerous road conditions.

What is your check in and check out time?  Check in is 4 PM.  Check out is 10 AM.

 

Do you offer daily maid service?  Our housekeeper cleans between guests.  No daily maid service is provided.  We have a washer and dryer in the condo for your use.  We leave out a few supplies including a broom, dustpan, mop, vacuum, glass cleaner, etc in case you need to touch up during your stay.  

    

Do you have any steps?   This is a walk-in in front.  The sidewalk outside in front has 2 steps before you enter the front balcony.  You are up one story in the rear along the brook with no access off the screened porch.  The shower in the guest bathroom has a 6” high edge.  The master bathtub is deeper than a standard tub so you have a larger step over than normal.  No grab bars for handicap use. 

 

Do you have a departure list we are required to complete? Our list should only take a few minutes.  Upon check out: 

1.       All trash is placed in the waste baskets.  Take excess that won’t fit in, to the dumpster. 

2.       Load the dirty dishes in the dishwasher & start.  Place excess dirty dishes in kitchen.

3.       Wash one load of towels & start in the dryer.  Leave in dryer.

4.       Set the thermostat to the temperature posted in the condo.

5.       Put away videos, magazines, games, toys, cards, etc. 

6.       Place 2 remotes next to each TV.

7.       Unplug coffee maker (If room, add coffee pot & grounds basket to dishwasher)

8.       Close windows and lock.

9.       Close blinds.

10.    Shut off lights and ceiling fans.

11.    Lock doors

12.    On time check out

 

Do you have fast access to the theme parks and all of the theaters, shopping centers and restaurants?  Since we are only 2.7 miles south of Hwy 76, you have easy access to almost everything.  We suggest you take advantage of the back roads which are color coded on the maps for fastest commuting.  We provide driving directions using the alternate routes to many of your favorite places. 

--Fast access to Silver Dollar City is available.  If it is not during peak traffic, you can go straight north on Hwy 165 to Green Mountain Rd and turn west to Hwy 376 and another short jaunt to W Hwy 76.  If it is peak traffic, take Hwy 165 south towards dam.  Instead of crossing the dam, go straight at the light and wind up north on Hwy 265.  You will run into Hwy 76 west of Branson.  This way you can avoid the traffic on the strip (Hwy 76 in town).

--Fast access to Branson Landing is available.  Though we are only 6.5 miles from the Landing, we suggest a different route to get you to the Landing in the shortest amount of time by avoiding the strip, aka Hwy 76 during peak season.

--Fast access to shopping, attractions and most of the shows and dining by using Green Mountain RD, only 2.4 miles north of the condo. 

--Fast access to the outlet malls and the water park by using Hwy 165 which becomes Gretna Rd at Hwy 76.  

 

What is the weather like in Branson?  The weather can change daily.  They get moisture year round.  Scroll down to see chart of average daily temperatures.    

 

Why do some of your photos show Wyndham Meadows Timeshare Resort if you are located in Meadow Brook Resort?  Are you offering me a timeshare instead of a private home?  Meadow Brook and Wyndham resorts are so entwined most don’t realize they are different except our buildings are white and much smaller.  Meadow Brook condos are all privately owned and have many year round residents.  Wyndham are all Timeshare units. 

          The confusion arises because in addition to our common grounds, we have an agreement allowing our guests to use most of the outdoor common areas at Wyndham Meadows.  These grounds are like ours and you’ll find an enjoyable setting of flowers, trees, ponds, fountains, and brooks. Except for the agreement to use the common grounds, we have no affiliation with Wyndham. Our usage agreement does not include Wyndham’s indoor pool and Activities building. 

 

Do the pools and hot tub have restrooms & life guards, & towels?  The pools do not have life guards. You have 2 pool areas.  The closest pool you can view from the porch. It features a covered porch with ceiling fans if you prefer to not sit in the sun.  The other full sized pool with hot tub is a short 1 block stroll. The toddler pool & play ground are also in that area. Tables with umbrellas surround those pools.  Both of the full sized pools have restrooms. You’ll need to bring your own hot tub / pool towels.  Our towels can not be taken out of the condo.

 

Do you have to go to another building for Internet access?  No.  We have Wi Fi inside the condo.  You can also bring a cable to plug directly into our Internet service.

 

Do you have phone service?  No.  Since everyone carries a cell phone we have discontinued phone service to help keep our prices down.

 

Do you have cable service?  Yes. We carry channels 3 through 68 on all 3 TVs.  In addition, our living room & master bedroom HDTVs also carry additional channels including several music channels.

 

Is golfing available?  Golfing is available all over Branson and the surrounding areas.  The closest course is right next door to us at Pointe Royale Golf course.  I'll be happy to help you find some golfing discounts too. 

 

How many people do you sleep?  We sleep 4 privately in 2 king sized beds and 2 additional people on the queen sized sofa sleeper.  We suggest one adult or 2 small children for the sofa sleeper even though we have very nice sleepers, they are still sleeper sofas, not beds.  Linens are provided for the beds and sleeper.  Our prices are based on 6 people.  We do not reduce the rate if it is less.

 

Do you offer discount tickets?  We offer a list of available known discount sources to our guests to use instead of offering specific tickets. This way you get exactly what you want versus settling for a package which may not be exactly what you like.  We also provide "Sandy's Guide to Preferred Attractions, Dining, Driving Directions, Disounts and more" with ideas, tips and driving directions.  In addition we make sure all of our guests have access for Silver Dollar City's 2 days for the price of 1 passes.

 

What do I need to pack besides my clothes and toiletries?  The home is completely furnished.  Bath and kitchen linens; 8 pillows, and bedding for both king sized beds and the queen sofa sleeper are included.  All of your dishes, pots and pans, silverware, cooking utensils are furnished.  We also furnish liquid hand soap, dish soap, dishwasher soap, laundry soap, pre spray, dryer sheets, trash bags, toilet paper, salt, pepper, cooking spray oil, etc. Our vacation home is filled with all the basic needs. You’ll need to bring your own seasonings, food, beverages, pool/hot tub towels, bar soap & shampoo. A list of items we supply and don’t supply is sent to you shortly before your trip to assist packing. 

 

Do you furnish highchairs, cribs, booster chairs, etc?  We do not have toddler silverware/dishes, high chairs, baby monitors or cribs.  If you have a baby or toddler, we suggest you purchase a portable crib and a fold up booster/high chair that sits on a chair. We are not child proof. 

 

Do you have a minimum age to rent your home?   We do not rent to singles under the age of 25. 

 

Do you have a grill?  Shared grills are located outside in the commons area next to the building.  You must bring your own charcoal.  Cooking utensils for the grill are found in the kitchen. 

 

Who are you?  We are Gene & Sandy Kalvelage.  Both in our 50’s, married 35 years, and reside in Nebraska.  We are blessed with 2 grown children, a son-in-law, 3 spoiled grandchildren and another on the way.  

          We purchased our first condo in May 2006 after searching over one year.  It was ugly then, but we loved the location, brook, screened porch, floor plan, resort amenities and knew what we could do to it to make it a relaxing home getaway.  We did the major remodeling at that time though we continue to work on it yearly. Our philosophy is if we like it you may also.   We want to share our home with those who are like us.  Want to relax, have fun, but still enjoy the comforts of home.  With more grandchildren we decided to purchase the condo next door to us so now we have side by side 2 bedroom condos.  Now our entire family can come at once.  In February 2010 we purchased a third condo in neighboring Pointe Royale Resort, only 1/10th of a mile south of us.  Now we'll have another place to visit in Branson.  As soon as it is remodeled, we will also offer it as a nightly vacation condo.   Of course it has a fantastic view and a screened porch since that is a priority for us.  With a pond, brook and gazebo, everyone will also enjoy sitting on the screened porch there like they do at our Brookside Getaway and Brookside Retreat.

          The first year we used a resort to manage our condo.  Starting June 2007,  Sandy took over managing it and is enjoying helping people have fun.  Having an opportunity to share in their memories is the most fantastic job.   

          We feel we could easily live in any of our condos year round which many of the owners do.  Our family is like us and loves our condos and Branson.  We hope you do too.
